Selling your property? Here are the top ways to stage your home and receive multiple offers
1. Curb appeal.
You may have an updated kitchen, sparkling pool or gorgeous flooring, but if the exterior of your house is blah, buyers will be less interested in the other details and may even decide to move on before looking inside.
First impressions count and you want to wow your buyers.
Curb appeal means a clean driveway, fresh paint and fresh landscaping.
At the very least you could paint the front door as well as the shutters/trim,
power wash the walkway/driveway and front of the home
and place flowers in pots by the front door.

Spending a few hundred dollars sprucing up the outside will return to you 10 fold.
You will also want to fix any glaring defects such as a dented garage door, large cracks or uneven pavement.

Imagine walking up to this home.....would you even care what the inside looked like? The exterior sells itself.
2. Cleaning up the clutter
Of course buyers want to see a home that is spic and span but what makes the biggest impact is removing the everyday clutter.
I recommend packing up frames, nicknacks and excess items and renting a storage unit for them while showing your home.
Do a large clean out and then go back again and clean up even more. I'd say leave 25% of what is currently in your home, unless you are already a minimalist. Removing personal photographs is always a plus.

You want to make your home look like a hotel, inviting but extremely clean and neutral. Speaking of neutral that brings me to #3...

3. Neutralize
I love bright happy colors and patterns. Mermaids and aqua are my jam. Do I think all buyers share my taste? Of course not.
Living in a home you are free to decorate however you please, but attracting a large group of different tastes and styles is impossible. Keeping decor as neutral as possible can ensure you don't turn off potential buyers.
All rooms should be painted a neural color if time and budget permits. The one exception is door color, which I talk about here...
Any bright bedding or rugs should be removed and replaced with neutral colors as well.
White, tan, gray and light yellow can all be wonderful colors when staging a home to sell.
